ASSEMBLE YOUR TEAMEvery successful real estate transaction is built on the trust between broker and client. Eva will take the time to meet with you and get to know your personality, wants and needs for your new home.
APPLY FOR LOAN PRE-APPROVALThis is an important step in which you’ll connect with a lender or mortgagebroker to understand the details of how you’ll finance your new home. You’ll know exactly how much you can afford, and this will make you a more attractive buyer in a multiple-offer scenario.
DETERMINE YOUR DIRECTIONBefore you start looking at homes, you need to have a clear idea of what you’re looking for. Where do you want to live? How many bedrooms do you need? The answers to all these questions and more will factor into what kind of homes you should look for.

START LOOKING ONLINENearly 95% of buyers these days begin their home search online. Eva can help you navigate the Northwest Multiple Listing System (MLS), which aggregates nearly every listed home throughout the region. You can also use sites like Zillow and Trulia to search for homes. When you find one you like, it’s time to schedule a tour.
VISIT OPEN HOUSES Eva will keep you informed of upcoming Open Houses for homes you’re especially interested in. These public events will give you a chance to explore the property up close, and potentially feel out how much competition you may be facing.
SCHEDULE TOURS Another option for exploring homes is to schedule a private tour with Eva. This allows you to get a better sense of how the property might work for you personally, with less pressure than an Open House. Many listings now offer virtual and remote tours as well.

Due Diligence In our competitive market, it can be tempting to skip contingencies and rush into the offer in an effort to win a property you love. While this might make yours the winning bid, it can also cause you to overpay for a home with issues you didn’t know about beforehand. That’s why Eva always advocates for due diligence, despite the amount of competition.Inspect and Scope Many offers are contingent upon a home inspection and sewer scope. These are valuable contingencies that protect you as a buyer, and they shouldn’t be overlooked. The home inspection and sewer scope will ensure that the property is in good shape before you buy it, and if any issues are discovered they can be addressed as a contingency or concession from the sellers.Make the Offer Once you’ve done your due diligence and you know the home is acceptable, Eva can guide you through the process of making an offer. Based on the specifics of your transaction, such as the amount of competition, your financial situation and how long the listing has been on the market, Eva will help you employ the strategy that is most likely to be successful.

Submit Earnest Money Once your offer has been accepted, it’s time to take care of the details. Earnest money is a good-faith deposit that can be submitted with your offer to show that you’re a serious buyer. Upon acceptance of your offer, the earnest money is deposited and goes toward your down payment.Engage with Escrow and Lender During the closing process, you’ll use an escrow agent to facilitate the transaction. Escrow is essentially a neutral third-party that holds key documents and payments in trust until all requirements for the sale have been met by both sides. At this time you’ll also engage your lender to secure your home loan (this part is easier if you were pre-approved earlier in the process).Sign Documents and Submit Down Payment The final part of the transaction is the actual closing date, in which you and the seller will meet to formally sign over the property to you and submit your down payment for the home.

Receive Keys This is the fun part! After closing, you’ll receive the keys to your property and be able to take possession of the home.Move In It’s time to get settled in your new home-sweet-home. If needed, Eva can connect you with trusted contractors for home repairs or updates, and can provide you with resources for moving.Update Address and Utilities This is the last step to make everything official. Make sure your address is updated and you’ve contacted the utilities providers for your area to get everything up and running.
