START LOOKING ONLINENearly 95% of buyers these days begin their home search online. Due Diligence In our competitive market, it can be tempting to skip research and contingencies to speed into a house you love. Since Washington is a "buyer beware" state, it's critical to review all the background information on any home to make sure it's right for you. Submit Earnest Money Once your offer has been accepted, it’s time to take care of the details. You'll deposit your earnest money (typically 2-5% of purchase price) as a "good faith" deposit to escrow; it is refundable in the event of contingency-based contract termination, and goes toward your down payment.Engage with Escrow and Lender A neutral third-party escrow company will facilitate the transaction, holding key documents and payments in trust until all requirements for the sale have been met by both sides.
